The time the inspector spends at your property depends primarily on the size of the building and the number of areas that need to be evaluated. For a standard single-family home or condominium in South Florida, plan on 1 to 2 hours from arrival to departure. Smaller units under 1,500 square feet often wrap up closer to the 1-hour mark, while larger homes with multiple bedrooms, bathrooms, and HVAC systems will use the full 2 hours.

Commercial inspections are a different matter. Office suites, retail spaces, and multi-unit residential buildings generally require 2 to 4 hours. A commercial property has more rooms, more HVAC zones, more plumbing runs, and often more complex moisture pathways. Each zone needs to be evaluated independently to identify which areas of the building are affected and which are clean.

What Happens During Each Phase of the Inspection

Visual Walkthrough

The inspection begins with a systematic visual walkthrough of the entire property. Our licensed mold inspector examines every room, closet, bathroom, kitchen, laundry area, garage, and any accessible attic or crawl space. The goal is to identify any visible mold growth, water staining, discoloration, deteriorating materials, or other signs that moisture has been present. This phase also includes an assessment of the building's construction and any conditions that create elevated mold risk, such as poor ventilation, roof penetrations, or inadequate drainage around the foundation.

Moisture Meter Readings

After the visual review, the inspector takes moisture meter readings at key locations throughout the property. A moisture meter measures the moisture content inside walls, floors, and ceilings without requiring destructive testing. Elevated readings indicate that materials are holding more water than they should, which is often a sign of an active or past leak. In South Florida, even minor plumbing leaks can drive wall moisture to levels that sustain mold growth within 48 to 72 hours. The inspector documents the readings and maps the affected areas for the report.

Air Sampling

Air sampling is one of the most important tools in a professional mold inspection. The inspector uses a calibrated air pump to draw a measured volume of air through a cassette that captures any airborne mold spores present. Samples are typically collected in areas of concern as well as outdoors to establish a baseline. These cassettes are sent to an accredited laboratory for analysis. Air sampling reveals the types of mold present and their concentrations, which a visual inspection alone cannot determine. It also detects hidden mold growth behind walls before it becomes a larger problem.

HVAC System Check

South Florida's humid climate makes HVAC systems a common source of mold contamination. During every inspection, the inspector evaluates the air handler unit, the evaporator coil, the condensate drain pan and line, and the accessible ductwork. Mold growing inside an air conditioning system gets distributed throughout the entire building every time the system runs, affecting indoor air quality in rooms far from the original source. The HVAC check is an essential part of every inspection, not an optional add-on.

Lab Results: 24 to 48 Hours After the Inspection

Once the air and surface samples leave the property, they go to an accredited laboratory for analysis. Results typically come back within 24 to 48 hours. When the lab report is ready, Home Enviro sends clients the full lab data along with a written interpretation explaining what was found, what it means for the property, and what steps are recommended. You will not receive a raw data sheet without context. The report is designed to be useful whether you are sharing it with a remediation contractor, an insurance company, or a real estate attorney.

Factors That Can Make an Inspection Take Longer

Several conditions can extend the on-site portion of an inspection beyond the typical timeframe. Larger square footage is the most obvious factor, but there are others worth knowing about.

Properties with multiple HVAC systems, such as homes with separate air handlers for each floor, require more evaluation time per system. Each unit has its own coil, drain pan, and duct network that must be individually assessed.

Suspected water damage that requires more extensive moisture mapping will also add time. If initial readings indicate a widespread moisture problem, the inspector will take additional readings to define the full extent of the affected area. This is important for the remediation scope and is worth the extra time.

Homes with complex layouts, finished attics, accessible crawl spaces, or detached structures that need to be included will run longer than a simple single-story home. If you have a pool house, a guest suite over the garage, or any structure connected to the main property, let the inspector know ahead of time so the appointment can be scheduled accordingly.

Finally, properties where occupants have reported health symptoms such as chronic respiratory irritation, headaches, or worsening allergies may warrant additional sampling locations to build a more complete picture of the air quality throughout the home.

What to Expect in the Final Report

The complete mold inspection report combines the on-site findings with the laboratory results. It includes photographs of all visible concerns, moisture readings mapped to their locations, a summary of the air sampling results with species identification and spore counts, and a clear recommendation section. If remediation is needed, the report provides enough detail for contractors to prepare an accurate scope of work. If the results are clean, you have documentation confirming the property is free of actionable mold at the time of inspection, which is valuable for real estate transactions, insurance purposes, and peace of mind.
