Broward County

Broward is the heart of our service area, anchored by our Coral Springs base. Much of Broward’s housing stock dates to the 1970s through 1990s, which means aging air-conditioning systems, original flat and low-slope roofs, and decades-old window and door seals. Combined with year-round humidity that rarely drops below the dew point, these older homes are where we find the most hidden HVAC contamination, roof and window leaks, and moisture trapped behind walls. Our fastest response times are here — same-day inspections are often available across central and west Broward.

Palm Beach County

Palm Beach County brings coastal humidity, salt-air corrosion, and a large stock of luxury homes, gated communities, and seasonal condominiums. Properties that sit empty for months — a common pattern for snowbird and second-home owners — are especially vulnerable: thermostats set high or off, no airflow, and no one to notice a slow leak. Hurricane and tropical-storm water intrusion is a recurring driver of post-event inspections here. We provide independent assessments for homeowners, real estate transactions, condo associations, and property managers across the county.

Miami-Dade County

Miami-Dade combines dense urban development, high-rise and mid-rise buildings, flat-roof construction, and some of the highest flood exposure in South Florida. Flat and built-up roofs trap standing water and fail at seams; high-rise units share moisture and ventilation challenges across stacks; and post-flood and post-hurricane moisture can spread fast in concrete-block construction. Our inspections document conditions clearly enough to support insurance claims, landlord-tenant disputes, real estate deals, and association requirements.

Local Conditions

Common Mold Problems by County

Mold does not behave the same way everywhere. The driving causes shift from county to county based on housing age, construction type, and exposure.

Broward County

In Broward’s older neighborhoods the recurring culprits are aging, undersized, or poorly maintained HVAC systems that sweat and harbor growth; original flat roofs that leak at seams and flashing; and decades-old window and sliding-door seals that let humid air and rainwater in. High year-round humidity keeps wall cavities and closets damp long enough for mold to take hold.

Palm Beach County

Along the coast, salt air accelerates corrosion of AC coils and roofing, while persistent humidity feeds condensation problems. Luxury homes and seasonally occupied condominiums are especially at risk: empty units with no airflow, plus hurricane-season water intrusion, create ideal conditions for mold to spread undetected between visits.

Miami-Dade County

Dense urban Miami-Dade contends with flooding, flat and built-up roofs that pond water, and high indoor humidity in concrete-block and high-rise construction. Post-storm and post-flood moisture can travel quickly through shared walls and floors, making thorough moisture mapping essential before mold becomes a building-wide problem.

How It Works

Our Inspection Process

A consistent, documented process from the first call to the final report — the same standard in every city we serve.

  1. 1
    Consultation

We discuss your concern, the property, and any health symptoms or visible signs.

  2. 2
    Visual Inspection

A licensed assessor examines every accessible area, with special attention to moisture-prone zones.

  3. 3
    Moisture Mapping

Meters and probes locate hidden water intrusion behind walls, ceilings, and floors.

  4. 4
    Thermal Imaging

Infrared scanning reveals temperature anomalies that point to trapped moisture.

  5. 5
    Air & Surface Sampling

We collect spore-trap and surface samples where conditions warrant.

  6. 6
    Laboratory Analysis

Samples go to an accredited, independent lab — not an in-house lab with an agenda.

  7. 7
    Comprehensive Report

You receive a clear, photo-documented report with lab results explained in plain language.

  8. 8
    Recommendations

Independent next steps — never a sales pitch for remediation we would profit from.

Frequently Asked Questions

Do you serve my city?

We serve more than 45 cities across Broward, Palm Beach, and Miami-Dade Counties. Find your city in the county lists above, or call (954) 994-8847 and we will confirm coverage and availability for your address.

How quickly can an inspection be scheduled?

Same-day and next-day appointments are frequently available, especially in Broward County near our Coral Springs base. Timing depends on your location and the type of inspection. Booking online or calling gives you the fastest confirmation.

Do you inspect commercial buildings?

Yes. We perform mold inspections and air quality testing for commercial properties, offices, retail spaces, and multi-unit buildings throughout South Florida, in addition to single-family homes.

Can you inspect condominiums?

Absolutely. Condos and seasonally occupied units are among the most common properties we assess, particularly in Palm Beach and Miami-Dade. We provide documentation suitable for associations, owners, and tenants.

Do you perform post-remediation verification?

Yes. As an independent assessor, we provide post-remediation verification (PRV) clearance testing to confirm a remediation job was completed properly — with no conflict of interest, because we never perform the remediation ourselves.

Do you inspect HVAC systems?

Yes. HVAC and air-handler inspection is a core specialty. South Florida air-conditioning systems are a leading hidden source of mold, so we inspect coils, plenums, and ductwork as part of a thorough assessment.
