Simple Steps Make a Difference

Preparing your home before a mold inspection helps the inspector work efficiently, ensures the most accurate results from air quality sampling, and helps you get the most useful information from the inspection. None of these steps are complicated, and they take only a few minutes to follow.

Do Not Clean Areas of Concern Before the Inspection

This is the most important thing to remember. Do not clean, bleach, or treat any area where you suspect mold before the inspector arrives. Surface cleaning can remove visible evidence while leaving the root moisture problem and deeper mold growth intact. It can also introduce cleaning product residue that may affect air sampling results. The inspector needs to see conditions as they naturally exist, not as they appear after cleaning.

Turn Off Air Purifiers and Whole-House Filtration

Air purifiers, especially HEPA filtration systems, remove particles from the air including mold spores. Running air purification equipment in the hours before air sampling artificially reduces airborne spore counts and can mask elevated levels that would otherwise be detected. Turn off all air purifiers and UV air treatment systems the night before your inspection. Do not run them on the day of the inspection before the inspector arrives. Your regular HVAC air conditioning can run normally.

Keep Windows and Exterior Doors Closed

Maintain normal home conditions with windows and exterior doors closed the night before and day of inspection. Opening windows dilutes indoor air with outdoor air, affecting the accuracy of the indoor-to-outdoor comparison that makes air sampling meaningful. Keep the home in its typical daily operating state.

Note Your Concerns in Advance

Write down the specific areas where you have noticed odors, staining, or symptoms. Note any history of water damage, leaks, or flooding, even if you believe it was fully resolved. Have any previous inspection reports, remediation documentation, or HVAC service records available. This information helps the inspector focus the assessment and interpret findings in the proper context.

Provide Access to All Areas
