Why AC Ducts Are a High-Risk Mold Location

In South Florida, air conditioning systems run for most of the year. The constant cycling of warm humid outdoor air through cooling coils creates condensation that, when not properly managed, provides exactly the moisture mold needs to colonize HVAC components and ductwork. Mold growing inside an air conditioning system is particularly concerning because the system then actively distributes spores throughout every room of the home with every air cycle.

This is one of the most insidious forms of indoor mold because it can affect every area of a building while originating from a single source in the mechanical system. Occupants may notice elevated allergy or respiratory symptoms without any visible surface mold anywhere in their living spaces.

Signs Mold May Be in Your AC System

Warning signs that mold may be present in your HVAC system include a musty or earthy smell when the air conditioning turns on, visible dark staining around supply vents or inside vent covers, allergy or respiratory symptoms that are worst shortly after the AC cycles on, and elevated indoor humidity despite the AC running continuously. These symptoms combined with no visible surface mold anywhere in the home are particularly suggestive of an HVAC-related mold source.

How Mold Gets Into Ductwork

Mold colonizes HVAC systems through several pathways. Clogged condensate drain lines allow water to accumulate in the drain pan and contact evaporator coil insulation and surrounding components. Fiberglass duct liner provides ideal organic material for mold to grow on when moisture reaches the duct interior. Flex duct with small tears or disconnections can allow moist attic air to enter the duct system. Poorly insulated ducts in humid attics develop surface condensation on their exterior, and moisture can migrate inward.

What a Mold Inspection Reveals About Your HVAC

A professional mold inspection includes examination of accessible HVAC components including the air handler, visible ductwork, drain pan, and supply and return vents. Air sampling collected from multiple rooms provides data on whether spore counts are elevated in ways consistent with an HVAC source. Elevated and relatively uniform spore counts across multiple rooms, rather than elevated counts in one specific room, suggest an HVAC distribution source.

If HVAC mold contamination is identified, remediation typically involves cleaning and treating affected components, replacing duct liner where necessary, and addressing the underlying moisture source such as a clogged drain line or inadequate drainage.
