While no surface mold was immediately visible, thermal imaging of the master bedroom's exterior wall revealed a distinct cold anomaly along the lower two feet of the east-facing wall, consistent with moisture intrusion from the exterior.
Moisture meter readings confirmed elevated moisture levels in that wall assembly. A secondary reading on the wall shared with the master bathroom also showed slightly elevated readings, suggesting moisture may have been migrating from one wet zone to another.
Phase Two: Air Quality Sampling
Spore trap samples were collected from the master bedroom, living area, and kitchen, with an outdoor control sample collected from the balcony. Laboratory analysis revealed significantly elevated Penicillium/Aspergillus spore counts in the master bedroom compared to the outdoor control. These counts were consistent with active mold growth within the wall cavity rather than simply elevated outdoor spores being tracked inside.
Findings and Report
The inspection report concluded that concealed mold growth was present inside the east-facing exterior wall of the master bedroom, most likely the result of a slow moisture intrusion at the window frame or a breach in the exterior stucco system. The findings were consistent with the tenant's reported symptoms and timing.
The report was provided to the property manager, the building association, and the tenant. It was used to scope a targeted mold remediation project and the exterior moisture source was repaired by a waterproofing contractor before remediation began.
