Overview of Professional Mold Testing Methods
When a licensed mold inspector recommends testing, several different methods may be used depending on the purpose of the inspection, the type of concern being investigated, and what information is most useful for the situation. Understanding these methods helps you have an informed conversation with your inspector about which approach makes sense for your property.
Air Sampling (Spore Trap Method)
Spore trap air sampling is the most common method used in residential and commercial mold inspections. A calibrated pump draws a precise volume of air through a sticky collection cassette over a fixed time period. The cassette is sent to an accredited laboratory where technicians identify and count the mold spores captured under a microscope. Results are reported in spores per cubic meter by genus.
Air sampling provides a snapshot of what was in the air at the moment of sampling. It is ideal for screening, insurance documentation, post-remediation verification, and health-related investigations. An outdoor control sample collected simultaneously allows meaningful comparison of indoor versus outdoor levels.
Surface and Swab Sampling
When a suspicious surface is identified during visual inspection, a swab or tape-lift sample can confirm whether the material is actually mold and identify the genus. This method is useful when visual identification is uncertain, when specific identification is needed for insurance or legal documentation, and when a particular material type is suspected of harboring a specific mold genus.
Bulk Sampling
Bulk sampling involves collecting a small piece of the affected material, such as a section of drywall, insulation, or flooring, and submitting it for laboratory analysis. This method provides the most definitive identification of mold growing within a material and can determine whether mold growth is superficial or extends through the material. Bulk sampling is particularly useful in remediation scoping when the contractor needs to know the depth of contamination.
ERMI Testing
Environmental Relative Moldiness Index (ERMI) testing uses a settled dust sample vacuumed from carpets or floors and analyzes it using DNA-based methods to identify mold species and calculate a mold burden score. ERMI provides a historical picture of mold presence in the home over time rather than a current air quality snapshot. It is useful for assessing cumulative mold exposure history but is not a substitute for current air sampling in most situations.
