Post Hurricane Mold Inspection Checklist

Before You Begin

After a hurricane or significant tropical storm, conduct your post-storm safety checks first: look for structural damage, check for gas leaks, verify electrical panels are safe, and document all visible damage with photographs before touching or moving anything. Only proceed with the mold inspection checklist below once basic safety has been confirmed and power has been restored or you are working safely without it.

Exterior Check

• Inspect the roof from the ground and through the attic for damage, missing shingles, or lifted flashing
• Check all window frames and caulking for signs of water intrusion including water staining on adjacent interior surfaces
• Inspect door frames and thresholds for water entry evidence
• Examine the base of exterior walls for storm surge or flooding water marks
• Check stucco and siding for cracks or damage that could allow future moisture intrusion
• Look for standing water near the foundation or in any low-lying areas of the property

Interior Check

• Inspect all ceilings for water staining, sagging, or discoloration that was not present before the storm
• Check walls in all rooms, particularly along exterior walls and below windows
• Lift carpet corners in suspect areas to check for moisture beneath carpet and pad
• Open cabinet doors under sinks and check for water intrusion at the base
• Check closets along exterior walls for moisture or odor
• Look inside the garage for water marks, wet insulation at the ceiling, or moisture staining

HVAC System Check

• Check the air handler drain pan for standing water indicating the condensate line may have been overwhelmed or clogged
• Inspect visible ductwork in the attic for water damage or disconnections caused by wind
• Check attic insulation around and above the air handler for moisture saturation
• After power is restored, note any musty smell when the system runs for the first time

When to Call a Professional

If any of the above checks reveal new staining, standing water, wet materials, or odors not present before the storm, call a licensed mold inspector within 48 to 72 hours.
