What Is Post-Remediation Verification?
Post-remediation verification, commonly called PRV or clearance testing, is an independent inspection conducted after mold remediation work is complete. Its purpose is to confirm that the remediation was successful, that mold levels in the treated areas have returned to acceptable ranges, and that the underlying moisture issue has been addressed to prevent recurrence.
A PRV should always be conducted by a firm that was not involved in the remediation work. The inspector who performs the clearance test must be independent of the remediation contractor to ensure an objective result. This is a key reason why using an inspection only firm like Home Enviro for clearance testing is important.
What PRV Testing Includes
A post-remediation verification inspection covers visual examination of all remediated areas and adjacent spaces, moisture readings to confirm materials are dry and within acceptable limits, and air quality sampling with laboratory analysis. The clearance samples are collected from the remediated areas and compared against outdoor baseline levels to confirm that indoor spore counts have normalized.
Visual inspection confirms that all contaminated materials have been properly removed or treated, that containment barriers were removed without cross-contamination, and that the area is visually clean and free of visible mold. Clearance samples cannot be collected until the space passes visual inspection.

When You Need a PRV
Post-remediation verification is recommended any time a significant mold remediation project has been completed. It is particularly important when the project involved demolition of drywall or other structural materials, when the remediation affected HVAC systems, when the property is being prepared for sale, when an insurance claim is involved, and when occupants have reported health symptoms related to mold exposure.
Real estate transactions often require PRV clearance documentation. Lenders and real estate attorneys may request written confirmation that remediation was successfully completed before proceeding with a sale.
