What Mold Actually Is
Mold is a type of fungus, distinct from bacteria, plants, or animals. Fungi do not photosynthesize and cannot produce their own food. Instead, they feed on organic matter through a process of chemical decomposition, secreting enzymes that break down materials and then absorbing the nutrients. This is why mold growing inside a wall on drywall paper or wood framing is literally consuming the building material it grows on.
There are tens of thousands of known mold species. Indoors, the genera most commonly found in South Florida include Cladosporium, Penicillium, Aspergillus, Alternaria, and in severe moisture situations, Stachybotrys, sometimes called black mold.
The Biology of Mold Reproduction
Mold reproduces by producing spores: microscopic particles that can remain viable in the air and on surfaces for extended periods. A single mold colony can release thousands to millions of spores. These spores are small enough to remain airborne for hours and to penetrate deep into the respiratory system when inhaled. When spores land on a suitable surface with adequate moisture and temperature, they germinate and begin forming new colonies.
This reproductive mechanism is why mold problems can spread from a single source to multiple areas of a building if moisture is not controlled and the original colony is not addressed.
What Mold Needs to Grow
Every mold species requires essentially the same four ingredients to grow: moisture, organic nutrients, suitable temperature, and time. In South Florida, three of these four factors are almost always present. Temperatures throughout the year support mold growth. Organic building materials are ubiquitous. The only practical variable that homeowners can control is moisture.
Research indicates that most common indoor molds require materials to reach moisture content above approximately 70 to 80 percent relative humidity at the surface level. This is why indoor humidity control below 60 percent relative humidity is consistently recommended as the primary mold prevention strategy.
Hidden Mold and the HVAC System
HVAC systems in South Florida homes work continuously for most of the year, cycling warm humid outdoor air through cooling coils that generate condensation. This condensation, if not properly managed through functioning drain pans and drain lines, creates persistent moisture in the air handler and ductwork. Mold colonizing inside an HVAC system is then distributed throughout the entire structure with every air cycle, elevating spore counts in rooms far from the original source.
