Understanding Air Quality Testing

What Air Quality Testing Measures

Indoor air quality testing in the context of mold assessment measures the concentration and types of mold spores present in the air inside a building. Samples are collected using a calibrated air sampling pump that draws a measured volume of air through a collection cassette over a set period. The cassette is then sent to an accredited laboratory where technicians identify and count the mold spores captured.

Samples are typically collected from multiple interior locations and from an outdoor area to establish a baseline. The comparison between indoor and outdoor counts allows the inspector to determine whether indoor spore levels are elevated relative to what is naturally present in the outdoor environment.

Types of Air Sampling Methods

The most common method used in residential mold inspections is the spore trap method. This technique provides a snapshot of airborne spore concentrations at the moment of sampling and identifies genera (types) of mold present. It is appropriate for screening, documentation, and post-remediation clearance testing.

Other methods include culturable sampling, which grows mold colonies from captured samples to identify specific species, and ERMI testing, which uses dust samples to assess the historical mold environment over time. Each method has different applications and limitations. A licensed inspector can explain which method is most appropriate for your specific situation.

Interpreting Air Quality Results

Air quality results are reported in spores per cubic meter of air. Laboratories compare indoor results against the outdoor control sample. Elevated indoor counts of any genus, particularly genera associated with moisture problems such as Aspergillus/Penicillium, Stachybotrys, or Chaetomium, suggest active mold growth within the building.

It is important to understand that a single high indoor reading does not automatically confirm a mold problem. Context matters. If outdoor levels are naturally high due to weather conditions, indoor levels will reflect that. Conversely, low overall counts with an unusual genus present indoors that is not present outdoors can indicate a specific indoor source.

When Air Testing Is Recommended

Air quality testing is recommended when there is a musty odor without a visible source, when occupants report health symptoms consistent with mold exposure, as part of a pre-purchase inspection, after any significant water damage event, and as post-remediation clearance confirmation. It is also useful for establishing a documented baseline for properties being prepared for sale.
