What Happens During a Mold Inspection

Before the Inspector Arrives

To get the most from a mold inspection, prepare your home by keeping it in its normal state. Do not clean areas where you suspect mold, as this can affect air sampling results. Do not run air purifiers in the hours before the inspection, as these can artificially lower airborne spore counts. Have any documentation of past water damage, HVAC service records, or previous inspection reports available for the inspector to review. Note any areas where you have noticed odors, staining, or symptoms so you can share them with the inspector upon arrival.

The Initial Walkthrough and Discussion

The inspector will begin with a brief conversation to understand your concerns, review any documentation you have, and note specific areas of interest. This discussion helps focus the inspection and ensures the inspector understands the history of the property, including any past water damage, flooding, or remediation work. This context is valuable in interpreting findings accurately.

Visual Inspection

The licensed inspector conducts a systematic room-by-room visual inspection of all accessible areas including bedrooms, bathrooms, kitchen, living areas, utility rooms, garage, and any attic or crawl space access. The inspector looks for visible mold growth, water staining, discoloration, peeling paint or wallpaper, evidence of past moisture intrusion, and building conditions that support mold growth such as inadequate ventilation or signs of condensation.

Moisture Assessment

Calibrated moisture meters are used throughout the inspection to measure the moisture content of walls, ceilings, and floors. Elevated readings above baseline indicate retained moisture in building materials. This is one of the most important diagnostic tools, as elevated moisture readings in the absence of visible mold indicate areas at high risk of current or developing mold growth.

Thermal Imaging

An infrared thermal imaging camera detects temperature differentials in building assemblies. Moisture-laden materials retain and release heat at a different rate than dry materials, creating a distinctive thermal signature. This allows the inspector to identify hidden moisture in wall cavities, ceiling assemblies, and under flooring that cannot be detected visually or with moisture meters alone.

Air Quality Sampling

When air sampling is included, the inspector sets up a calibrated air sampling pump in one or more locations and collects a measured volume of air through a collection cassette over a set time. An outdoor control sample is also collected. Cassettes are labeled, documented, and shipped to an accredited laboratory. Results are typically available within 24 to 48 hours and are included in the final inspection report.
