Florida Statute Chapter 468 Part XVI, known as the Mold-Related Services Act, establishes licensing requirements for professionals performing mold-related work in Florida. Under this law, a mold assessor is a licensed professional who is authorized to conduct mold assessments, collect samples, interpret results, and issue written mold assessment reports. The license designation is MRSA (Mold-Related Services Assessor).
A mold assessment under Florida law is a comprehensive evaluation of a structure for the presence of mold, the sources of moisture contributing to mold growth, and a scope of work for any necessary remediation. It is the professional-standard evaluation that produces the documentation accepted by insurers, courts, and real estate attorneys.
General Use of "Mold Inspection"
The term mold inspection is commonly used in everyday language to describe any professional evaluation of a property for mold. In practice, when conducted by a Florida-licensed mold assessor (MRSA), a mold inspection and a mold assessment are essentially the same service. The key requirement is that the person conducting the inspection hold the appropriate Florida state license.
A concern arises when unlicensed individuals or general contractors perform what they call a "mold inspection." Without the MRSA license, these evaluations are not regulated and the resulting reports do not carry the legal and professional standing of a licensed assessor's report.
