Remediation Is Not the End of the Process

Completing mold remediation is a significant milestone, but it is not the final step. Several important actions should follow remediation to confirm the work was done correctly, protect your investment, and prevent the problem from returning. Skipping these steps can leave you uncertain about whether the contamination was fully addressed and vulnerable to the same problem developing again.

Step One: Post-Remediation Verification Testing

The most important step after remediation is commissioning an independent post-remediation verification (PRV) inspection. This clearance test should be performed by a licensed mold inspector who was not involved in the remediation work. The PRV includes visual inspection of all treated areas, moisture readings to confirm materials are dry, and air quality sampling to confirm that spore counts have returned to acceptable levels compared to outdoor baselines.

Without a PRV, you have no objective confirmation that the remediation was successful. A remediation contractor's self-assessment cannot substitute for independent third-party clearance testing. Home Enviro provides PRV clearance inspections for $375.

Step Two: Address the Moisture Source

Mold remediation without addressing the underlying moisture source is a temporary fix. The mold will return. Before or concurrent with remediation, the moisture intrusion must be identified and permanently repaired. This may involve roof repairs, plumbing repairs, exterior waterproofing, HVAC maintenance and repairs, or improvements to ventilation and drainage.

Your PRV inspector will confirm during clearance testing that moisture readings are within normal ranges throughout the treated areas. Elevated readings after remediation indicate that the moisture source was not fully resolved.

Step Three: Document Everything

Keep copies of all mold inspection reports, the remediation contractor's scope of work and completion documentation, and the PRV clearance report. These documents are important for insurance purposes, future property sales, and any legal matters that may arise. Store them with your other important property records.

Step Four: Maintain Your Home's Moisture Levels

After remediation, establish a maintenance routine designed to keep indoor humidity below 60 percent. Inspect HVAC drain pans and filters regularly. Check under sinks, around appliances, and near windows periodically for signs of moisture. Address any new leaks immediately rather than monitoring to see if they resolve on their own.
